We are leasholders at the Farthings at Tipton in the West Midlands; we use HLM as Managing agents. The service they give is disgraceful; they totally ignore directors and leasholders alike, we are treated like tenants rather than the people who retain their services.Their management of accounts and collection fo fees is abysmal. I am now resorting to contacting the Managing Director of Countrywide, who now owns them, in the hope we can get something movement. It is my experience that all promises they make are totally empty. Use them at your peril

Our grounds maintenance is very poor indeed and like you we are charged for 20 'mystery' visits per year by HLM. Finding this comments site has been an eye opener and I will certainly investigate further regarding the legal structural requirements for this set of apartments.

We too have had dealings with HLM and agree their service is disgraceful. We recently took them to the LVT Tribunal and although we did not win ur case (mainly due to lack of support) but the LVT did agree that alot of the complaints were due to lack of communication from their end. We were due to receive our service charge bill at the beginning of January but have receievd nothing as yet.
