As a current tenant with Hicks Hadley as the letting agent I would describe my experience with them as dreadful.
They have a dim view of all tenants seeing them as cash cows which they regard as third class citizens.
If you are a prospective landlord then my advice is to steer clear of these jokers as they will only cause you headaches.
I rent due to working locally (on a three year placement) but living further afield in the UK. I actually rent properties in my native East Anglia through a local letting agent so I understand the issues of an agent.
Being a renter in the West Mids & a landlord in East Anglia I see both sides of the fence however when it comes to lettings Hicks Hadley fall well short of the mark.
They seem to deliberately withhold issues from landlords which in my experience as a renter is bad.
They also only act (very slowly) to a problem when pushed which in my experience only adds greater issues.
Hicks Hadley are good at 'the sell' but very little thereafter.
I have a good relationship with my local letting agent and I trust them 100% to look after my tenants needs when I work and live currently in the West Midlands.
I would not trust Hicks Hadley to look after my properties or tenants if I were a landlord in the West Midlands.
What agent could do to change your mind?
Up your game. Stop fobbing off the needs of your tennants and stop hiding problems from your landlords. Also consider leaving the lettings industry as right now you fall well below par.
