What agent could do to change your mind?
Cared about their tenants. Charged an even remotely fair fee. Been able to justify their fees anything other than completely feebly ("we have to redo the whole contract", errrr, no you don't, you change one name).

This is a disgusting response from the agent. To imply that there are fraudulent intentions behind them visiting a midwife and wanting a letter for the bank - which is exactly what you are doing by questioning his intentions and using the word "alarming" when you cannot possibly have the full information about this gentleman's family and its situation is vile. I use the fully managed service, and the fees are lower than some other agents. When things are straight forward, you always think the fees are too much, but I don't believe that higher fees means a better agent - it depends on the individual you are dealing with at the time.

Vendor Fees

Relevant letting fees and tenant protection information

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments:
Before the tenancy starts (payable to Brinkley’s Estate Agents)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent
During the tenancy (payable to the Agent)
For English properties:
Payment of £50 if you want to Amend the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3%
Reasonable incurred costs for the loss of keys/security devices (dependent on locks and keys )
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable:
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax

Other permitted payments:
Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Tenant protection:
Brinkley’s Estate Agents is a member of ARLA/NAEA, which is a client money protection scheme, and also a member of The Property Ombudsman, which is a redress scheme. You can find out more details on the agent’s website or by contacting the agent directly.

Complaints Procedure

We value our client’s feedback and we are committed to providing a professional service at all times. We would like to hear from you should something not go as well as planned. In line with The Property Ombudsman’s Code of Practice, our complaint procedure is outlined below:

In the first instance, please write to Laura Bentall, 120 Wimbledon Hill Road, SW19 7Qu, alternatively email [email protected] with full details of your complaint. Once your complaint has been received, we will acknowledge receipt within 3 working days. Following an internal investigation, you will receive a response to your complaint within 15 working days.

Should you be dissatisfied with our initial response, or the matter remains unresolved, you can escalate your complaint to the Managing Director, Marco Baptista at [email protected] or write to Marco Baptista, 149 Arthur Road, SW19 8AB, for our company’s final viewpoint.A final investigation will be undertaken at this point and a written response will be sent to you within 15 working days detailing our company’s final viewpoint.

Should you remain dissatisfied with our company’s final viewpoint, you can then refer your case to The Property Ombudsman for their review.
