As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments:
Before the tenancy starts (payable to Brinkley’s Estate Agents)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent
During the tenancy (payable to the Agent)
For English properties:
Payment of £50 if you want to Amend the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3%
Reasonable incurred costs for the loss of keys/security devices (dependent on locks and keys )
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable:
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax

Other permitted payments:
Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Tenant protection:
Brinkley’s Estate Agents is a member of ARLA/NAEA, which is a client money protection scheme, and also a member of The Property Ombudsman, which is a redress scheme. You can find out more details on the agent’s website or by contacting the agent directly.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

Complaints Procedure
Brinkley’s aims to provide the highest standards of service to all our customers. To ensure that your interests are safeguard, a complaints procedure has been introduced. This provides for the matter to be dealt with internally by Miss Katie Sharpes and in the event we are not able to deal with the issue to our mutual satisfaction, by reference to the Property Ombudsman.

If you believe you have a complaint, please write in the first instance to Miss Katie Sharpes First floor office, Beaumont House, SW20 0LW

Your complaint will be acknowledged within 24 hours but no loner than 3 working days, investigated thoroughly in accordance with established in house procedures and a formal reply will be sent to you within 15 working days of receipt of your complaint.

If you are not satisfied with the outcome of our initial investigation, you are provided with a further opportunity to have the complaint reviewed by our owner Robert Brinkley 149 Arthur Road, SW19 8AB.

In the event that the final review as detailed above still fails to satisfy your complaint then you are at liberty to have the matter referred to the Property Ombudsman. We will submit our file to the Ombudsman on request. You are also entitled to have your complaint referred to the ombudsman should we fail to deal with matters promptly or do not comply with our in house complaints procedure within 8 weeks from the date we receive your written notification.
