We have been in dispute with our factoir about mis selling of property .
Specification displayed at time of sale ommitted ground floors owners from all lift charges maintenance insurance ect. Two lawyer s were involved ledingham chalmers and then mcgrigors of edinburgh.
. After five years we were told we would be charged for lift maintenance and insurance as a resident had read the deeds and it was clear there had been an error and all owners were liable. For lift charges . Our bulder went bust in 2007 then started up again under another name but are still at the same address in edinburgh. I have asked my conveyancing lawyer to help but lpm are ignoring all attempts to settle and have continually urged upper floor owners to object to a variation to reflect the specifications at the tiime of sale . We have been bullied to a point i feel abused by this company .I dont know if it was deliberate to try and offload the less popular groung floor appartmentsand and was later forgotten by our then site agent mr campbell our lawyer is at a loss how to get this man to be fair . There has been no support for groung floor owners from our factor only the upper floors . We had a meeting where some the residents agreed to vary the deeds because they know of the specifications at the time of sale. There is a lot of apathy on the estate and absent landlords this suits the factor we are at a disadvantage having no contact with the missing owners.Im a pensioner and very stressed after four years its been a long time since i had peace of mind .Help!!!!!!!!!!

Avoid avoid avoid!
With bills quickly going through the roof! The most recent quarter £450.
Never reply to any emails regarding querying of bills. Send bills late and don’t honour the twelve weeks between bills.
I’ve found them extremely unhelpful. I can’t wait until I can move from this development.

The worst company ever! Bad management and customer service. My roof has been leaking 3 times and still not fixed. Stairways and bins storage filthy. Rats everywhere! They only take money for NO Service at all! No one to complain! Now they charging us for others ...

I can only say as a customer that I find this company extremely competent in their ability to manage and sort out difficult issues within our properties.Their fees while not the cheapest reflect the level of time and effort put in....

Beware. Take money for the bare minimum of work. And then have every excuse under the sun. Had problems with them over the last 4 years and this year has been the worst by far. Zero customer service and as I said above, bare minimum done ...

My property is adjacent to a small copse, which is supposed after a few years to screen the houses from the road. There are some very nasty weeds in there which have migrated over the fence into my garden, and I suspect something similar to knotweed is among them. I pointed this out to LPM's gardeners who ignored me. Knotweed can destroy the value of a property so I shall be passing this to my solicitor ...
