Holding Deposit - One weeks rent will be taken to secure a property and will be held for 15 calendar days (unless otherwise expressly agreed) in order to complete all tenancy documents. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s), including attending a call-out for re-entry.

Early Termination (Tenant's Request) - Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy. The landlord's re-let fee is equal to 75% of a months rent + VAT

As we explained during your tenancy, we are limited with our control regarding communal issues when there are multiple owners within a building.
Please refer to the deposit schemes adjudication decision which explains why monies were claimed for cleaning at the end of your tenancy after this was independently assessed.
