My son and his friend paid a deposit of £1105 after being shown around a flat to be rented in 5 months time (Home Life Lettings originally wanted £2000! YES £2000).
They were told 3 days later that the flat was available NOW, could they take it? The answer was obviously 'no' as they were still in contract with current landlord (this was to be a flat for the following student term). This is an important point as THEY effectively changed the rental commencement date from June, 5 months hence, to January.
They were then shown around another flat (as an introduction for another agent). They accepted this flat and told that the deposit money would be transferred to the new agent. It was MINUS £280! They kept this, saying that the credit checks had been carried out (they hadn't) along with guarantor checks (they hadn't). Therefore, they were keeping the money!
They did after several phone calls and emails offer £130, which we turned down, as we felt they had done nothing to earn the remaining £150 so we wanted the full amount of £280 back. We phoned and emailed them again, but were then told that 'the Landlord feels all works were complete and therefore no monies will be refunded'. What works?
If you are looking for a let, I wouldn't recommend Home Life Lettings based on our experience. You could end up spending money and getting nothing in return. I also wonder if we were the only people this happened to?
What agent could do to change your mind?
They could return the ‚£280 that they kept for showing 2 students around a flat, which THEY then effectively withdrew by bringing the date forward so as to make it an unacceptable option.
