Initially had a pleasant experience with Patrick who was the agent who showed us the property which led us to subsequently putting in an offer which was accepted.
At no time during the viewing did Patrick mention the property and neighbouring property's were infested with Japanese Knotweed. This only came to our knowledge when we went through the findings on the building survey repot we had carried out.
We emailed the report to Patrick expecting a reply from him however if was his manger Mike who replied and would be the only person we had contact with going forward. We were still willing to go ahead with the purchase on the condition that a suitable management plan of excavation of the weed was carried out as this was the only course of action our lender would accept.
Fast forward, the seller had an knotweed specialist visit the property to assess the extent of the infestation,the report clearly highlighted that the knotweed was cut back (Which is illegal) which caused regrowth in other areas of the garden.
At this stage we felt we had been mislead as the seller and or the agent knew there was knotweed on the property but did not disclose this information. On top of that the TA6 form we received from the sellers solicitor clearly showed that she had ticked NO to the question relating to if there was any knotweed on the grounds of the property.
We are still waiting to hear back if she is willing to reimburse us for the survey we carried out (£500).If they were straight up and honest from the start we wouldn't of made an offer for the property and moved on with no costs.

The vendors as you mention immediately paid for a long term treatment plan when they were made aware at a considerable cost in the hope that your lendor would still lend on the property, to no avail..
I would ask you to refrain from making anymore false accusations against wjmeade as we are a long standing agent in the area who prides itself on providing a first class and honest service to our clients .
