When Ric Pickford visited our home to give a valuation he stated that he was in it for the money. We admired his honesty and did not realise that he was simply stating the truth, nothing would be done-apart from a listing on "Right Move". No viewings were facilitated by the agents-the only "helpful" advice was to reduce the price ! This of course did not mean a reduction in his fee.
He even rang us on "Completion Day" to ask what was happening!!
He then asked us to give him a 5 star review. There are no minus reviews. However I would give this company a very wide berth.

Sorry, I have to defend my name and company on this one and happy to share proof if required.

We listed this property on the 21.03.2019 AFTER it had been on the market for 18 months with "another agent".

Then on the 22.07.2019 after just 2 viewings in 4 months, we rightly recommended a 1.42% reduction in asking price, to help the fact it had not sold previously with the other agent, or at the asking price for 6 months with us. The price reduction was agreed with NO issues (so it seemed).

Then within 37 days of the reduction we achieved a further 4 viewings and agreed a sale at 1.55% below the new asking price (or you could say 3.1% below the initial asking price before the price reduction)

The sale then exchanged and completed within JUST 11 weeks after the sale was agreed, with NO further reductions post the sale being agreed.

There was no pressure to reduce, just the thought process 24 months in total was a long time to have been unsold. They agreed and reduced. I would stand by my advice and the above timeline is difficult to argue against the advice being pretty sound advice.

Furthermore, I do admit, I like to be paid at the end of a sale. (Which Estate Agent wouldn't be?) We work on a No Sale No Fee basis with no withdrawal fees, so unhappy vendors can leave "whenever". This seller signed up to a CHEAPER fixed fee option, which worked out at LESS THAN 0.50% (not bad many would say).

The seller received updates, feedback and yes they were listed on Rightmove, but certainly not "just listed on Rightmove" as the feedback suggests in fact the very opposite of our belief is being on a website is all that matters. My team work hard to help and assist both sellers and buyers achieve their goals.

Viewings, we were told the seller would be happy to do, but as all of my clients know, we are always happy to do viewings when we can. The team love to "get out" and meet people.

Finally, and I am happy to share the emails! I politely asked: Would we be worthy of a 5 star review? (I was hardly going to ask would we be worthy of a 1 star review AND I included the link to our Google Review page which customers can leave whatever rating they desire. It is not fixed at 5 stars or a review site which gives me the ability to hide unhappy clients.

You cannot please everyone, and I am sorry this client felt this way, but with their permission I would be more than happy to post the history, files notes, fact and figures showing the timelines of events and contents of communications as proof!.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed).
