At first I thought this agency was really great, they seemed really attentive at first and Kirstin is very friendly. However, throughout our tenancy it took 4 months to get a toilet fixed, over 6 months to get a shower fixed, and just in general very, very slow response time. If it were only that, that would warrant maybe a 3 star review.
Besides that, at the end of the tenancy, were were completely blindsided with a massive deduction from our deposit, in which the agency was zero help with at all. We never even were given a chance to see the inventories or sign them, which legally we should have been given. We eventually had to file a dispute with the deposit protection scheme to get our money back, which took so much time and effort, again, with zero support from the agency.
Probably the worst thing of all, and contestable in court probably, is the fact that the agency gave a very false reference to another agency in an tenancy application. She then became very difficult for the agency to contact to talk about the reference, which they described as a reference so bad, they've never seen anything like it before. The new agency then sided with me, the tenant, because it was obvious to them the reference was completely falsified.
I would avoid this agency with a 10 foot pole.

Unfortunately the level of cleaning in the property was astonishing, when you don’t clean a toilet for months it’s going to have a built up and therefore create damage. First reason for a deduction in deposit. When you have pets at a property that damage your carpets to the point that they need replacing yet you lie about it and state that the damage was already there, second reason for a deduction in deposit. When you realise on the departure inventory that the whole house has no working light bulbs which cost the earth to then replace for the new tenant, third reason for deduction in deposit. And the list goes on.
I do believe that these tenants were lucky for this to not be taken to a civil court!!
I would 100% trust the legality of this agent, Rosendale Pavitt and to take this bad review with a pinch of salt
