Valuation went well, and instructed the sale.

Paid extra for a new online service. Only later to find out the £60 extra I paid was only for the first 10 days. If I knew this I wouldn't have bothered!!!

I've probably had 16 viewers. Approximately 4 of them where no showers. Rest people who viewed house liked house, but not the area...

So why, book appointments???
I've had viewers turning up. Asking stupid questions like.

Is it a 2 or 3 bedroom
Does it have a downstairs toilet.
How much is the property.

All questions they should know.!!

Unhappily I asked to remove from sale to be told notice is 28 days ie a whole month.

I wasn't told this when I was signing up!! More enrolling me into paying extra for the other services that I want told was only for first 10 days :/

It's estate agent fees. Are a set fee. So for a property up for 120k it's not cheap with fees including vat approx £2,200

Now stuck with a agent for 28 days I was unaware off.

Feel in limbo, not able to get on with my life. Having to wait a whole month just to be able to try my luck with a different estate agent and hopefully get propper viewers

You didn't mention the 28 days notice.
It might be in the contract.
Given I didn't have time to read and with my dixlexer .

The asking price you agreed with no troubles . Because I showed you local property up for even more.
Being new to selling property in Manchester I wish I read all the other negative comments about your agency.

Either way I'm not bothered 2 more weeks to go and I can go elsewhere.
But I know I would never use this service again. And everyone who asks how my sale is going which is a lot:/
To my stress and pressures caused
I wouldn't recommend your agents.

Just hope you change your ways because your not cheap. And it's hard for agents with online agents offering for less than half your price.

Hi Steven,

I am incredibly sorry to hear you are unhappy with our service. We pride ourselves on the large amount of positive feedback we are used to receiving, so please let me address the issues you have mentioned in your review;

The £60 charge for the targeted marketing campaign across Facebook and Instagram was an optional extra that we offer. I did explain when we first met that these adverts ran for only the first 10 days of marketing, and I did also put this in an email to you as soon as we marketed your property. The 28 days withdrawal notice period was also discussed when we first met, and was also put in writing to you, prior to you instructing us to market your property.

At your request, we did agree to market your property at a higher price than I suggested. We managed to agreed a sale on your house, but unfortunately your buyers mortgage lender down-valued the property meaning this sale fell through. Since the sale fell through on May 3rd, a further 9 viewings have taken place. I am sorry that the feedback from these viewers so far has not been more positive, but we do always pass on all viewing feedback to our vendors, be it positive or negative. I appreciate it is frustrating when viewers do not turn up for their appointments, but we do send them an email confirmation, and also text them a reminder on the day of their viewing appointment.

You have a great property Steven, and I genuinely hope you are successful in future with selling your home, and your moving on plans.
