As a landlord, we have had issues with property maintenance working with CB. One ugly repair (on a relatively new door) we were not told about and only found after we moved back in. One big breakage (of a new wardrobe) was not noted on check out and so we lost that on adjudication. This was also because of the date of our reporting it - we could not move back in for a month because the tenants had voided the phone line - what BT told us - and we would have to wait a month or pay a large re-installation fee. That was another thing the agent could not help us with and adjudication does not deal with. Also there were questionable expense needs in regards to pest control - the last one was ordered just before we came back to the property but we have found no pests here. We found some mouse droppings behind the fridge, but they were old. During the tenancy we found our own tradesmen to ensure multiple quotes and best market price because CB contractors are very costly. Garden work: in one case the gardeners failed to do front hedge though we'd paid for it. CB did not check this until we asked them to check. To their credit they went and checked when we asked, but then found it had not been done and so we had to pay for another gardener to go out again just for front hedge.
We would have paid higher agency fees for a service that was more rigorous, knowledgable (about maintenance), and fair (on price for works).
Comment on agent fees
Low fees, but the property maintenance service is not very good. Higher agent fees and a gold standard service would be better.
