I have mixed feelings using Ryder & Dutton. I used them for the market initially and then through Auction House. I felt the initial valuation of £165k (Rachel) was in accurate. When the house was provisionally sold I felt they were biased to the buyer and I felt under pressure to say "yes" (Catherine) However, I am pleased with the security check made each week especially when I was away in Australia. However, when it was taken over by Auction House they seemed to diminish. I was very pleased with the help and support from Ian Hill at Auction House. Ian seemed to have his finger on the pulse all the time. Sarah Lynn was equally prompt in dealing with my questions and was very professional. However, I felt that the handing over of the keys to the buyer happened too quickly without consultation which left me some what "stranded". 200 miles away when I had personal belongings in the house to collect and at 3pm there was no indication that the buyer would complete.Whilst I was out shopping it was all done within 90 minutes right "at the 11th hour" Normally they give 24 hours notice and you have to be out at 2pm. I got nothing of the kind having given the buyer 8 weeks to find the money.
Comment on agent fees
Auction fees were a little high but that's the going rate which you have to agree to if you want to sell your house at auction.

We are pleased that you are happy with your experience of Auction House Manchester. Regarding the keys once your Solicitor is in receipt of the purchase funds he completes the sale transaction and ownership passes to the purchaser. It was at that point, quite correctly, that your Solicitor contacted us and instructed us to release the keys to the new owner, we would not have done otherwise. I am afraid that once a sale has been completed you have no right, legally, to retain the keys nor enter the property as it no longer belongs to you.
