Having had our rental property with this company for 10 years without any major issues we felt they were looking after our interests, something we relied on as we reside overseas. However, in January of this year our tenant left, having given the appropriate notice, I was , fortunately in the UK at that time.
The tenant had vacated the property a week early but I was unable to go around and view the house until 13 Jan ... 3 days before I was due to fly home. Imagine my horror when I entered the Non Smoking property to be met by the smell of smoke and to find the house full of bags of clothes, rubbish, a TV. oddments of furniture , the remains of drug paraphernalia , bottles of, what we assumed was urine . The garden and shed was full of rubbish. Outside the front of the house was a three seater sofa, chest of drawers and multiple old oil cans, car tyres and various forms of rubbish. None of this appeared over night. The house inside was filthy..... the oven was gross and the grill pan full of fat and food debris. Skirting boards were coming off , doors ,which we can only assume had been damaged by the tenants, had been replaced but not hung properly and were missing door furniture. The walls and ceilings throughout were discoloured by nicotine and smoke . The attic space had evidence of someone having slept and using drugs there. The kitchen sinks were completely blocked by cigarette butts!!! I could go on ...... none of this was reported or mentioned by the agent who was supposed to have been carrying out 6 monthly inspections! The comment made by Michael Wilson when I met him at the house was' be thankful you have your house back!' .... when I asked why he had not picked up on the state of the property on inspections he told me ' we can't comment on the way people live'.........
we have paid this company 12.5% monthly to manage our property in our abscence for the past 10 years ...... we thought they would do a good job and ensure tenants looked after it...... we thought we could trust them....... how wrong we were! We are now 5 months since this happened , we have had to spend a lot of time and money getting everything sorted, unfortunately we decided initially to leave the house with these agents ...... it was too stressful to try and organise everything from the other side of the world... that is until I checked the advert they were using to promote our house as we had had no interest in it at all .... unusual as this had never happened before...... only to discover they were using photographs they had taken when the tenant left BEFORE we had done any renovations or decorating!!!! I had been angry before but this was the final straw!!! I wrote expressing my disappointment and anger that they were advertising the house in the previous state! I also told them I was placing it with a different agent.
In all of this we have not recieved a single response or apology from anyone in the firm that I copied in on my emails( although I guess an apology would mean they actually accept they are responsible for this mess to a degree!!!)
If you are thinking of placing your property with an estate agent to manage it for you ..... my advice DO NOT use MMP Oswestry .
