During the last 18 months, Bradleys Sidmouth office has sold my mother's small semi-detached bungalow and my own large detached bungalow. I have, therefore, had a lot of contact with the Sidmouth team â Mike, Julie, Kim, Stephen and Ben. They all worked hard to achieve the sales and even harder to keep me fully briefed, because my deafness makes communication a great challenge. It was never a problem to write down for me or show me info on the screen or to text if they needed to speak to me (so that I could ring in straightaway). At no time, and in no way, was my deafness a disadvantage.
Before putting the properties on the market, I got valuations from several local agents, to get some idea of what the property was probably worth (and possibly worth, aka asking price); also, the selling points and the drawbacks. I also took into account the use of IT, which is the gamechanger in the way property is sold. Which big property portals does the agent use? Do they use text messages? What about email? How are appointments made â with appointment software (so that everyone in the office can see who is doing what where and when) or is a diary passed round from desk to desk? What happens if a phone call cannot be taken?
For Bradleys, the answers are: RightMove and Zoopla, appointments are entered in appropriate software. There is excellent use of text messages, email and phone calls. And if your call to the office cannot be taken right then, it is routed to Bradleys own Customer Services team who will talk to you, without putting you through a Menu, and then put you through to the right person at the Bradleys office as soon as they are available. Clever use of telecommunications, and this is very important.
Communication is one of the keys to a property transaction â all parties need to be kept informed and 'nursed along'. The agent is the hub for the seller, the viewers/buyer, both sets of solicitors, the other professionals who may be involved, Uncle Tom Cobley and all. And this is where Bradleys shone, because their people skills are so good one-to-one, on the phone, or by text or email. So, I knew what was going on every inch of the way.
You can choose the agent you would like to market your property, but you have no say over which agent you will be buying through â after all, you can only buy what's available when you're available (and probably tense and rushed if you have agreed a sale on your own property and have nowhere to go). That's what happened to me.
I would certainly recommend Bradleys Sidmouth if anyone asked me, tentatively, about their pending decision to sell their home. I'd say: âGo for it! Bradleys has what it takes, as far as I am concerned.â
