They say you get what you pay for... if you go for these people you will end up with a firm that has pretty much zero internal or external communication and requires constant reminders to do the most basic things, about which they then frequently forget. I have done a lot of buying and selling property in Scotland and am a qualified property paralegal, so the process is hardly new to me, but I have never experienced anything like this.

To begin at the beginning: the photographs were so awful and misleading that I had to have them done again, and even then they were barely acceptable.

Regarding the For Sale sign, they do not have the normal option of Under Offer" or Sold subject to conclusion of missives" stickers as other firms do; just For Sale and Sold. I missed out on a better offer for that reason, as the person who would have offered the asking price assumed the sale was completed, when it was not.

I had to give them my ID details twice (or was it three times?) because they had mislaid them and forgotten I had given them; I was asked for my keys a month after I had dropped them in (fortunately I had had the foresight to ask for a receipt).

It is quite clear from the behaviour of the other side that this firm does not command much respect, and they most certainly did not fight my corner. I ended up with no say in the date of entry and concluded missives one day before my move.

On the Sunday before my move there was a mad scramble because the person dealing with my transaction had completely forgotten that I had a mortgage to redeem, despite a considerable body of e-mail correspondence on the subject, including reminders from me, over several weeks.

And then, on my return from work at 8.30pm on the day before the move I find an e-mail saying that the other side couldn't pay by CHAPS and so would have to pay by cheque â‚€‚“ which would take seven days to clear. I had no idea whether that meant my purchase couldn't go through and I wouldn't be able to move. I had a completely sleepless night. I had booked my removals for a specific time (you have to!) but could not be sure that I would be able to move, then or at all.

When I called on the day of the move I was told the transaction hadn't settled but to go ahead and move. I got to my destination and was told by the selling agents that due to an unspecified hitch (that's another thing about Mov8 â‚€‚“ the unspecified hitches, about which you can never get any information) I couldn't have the keys yet. I sat shivering in my car with my two cats (also shivering) for two hours waiting for information from Mov8. Finally I went back to the selling solicitors and was told all was well. They were astonished (I wasn't, not any more) that Mov8 had not phoned me to tell me.

I was amused to note, once my broadband was reconnected a week after my move, that the person who had been dealing with my transaction had clearly not paid any attention to my repeated warning that I would have no internet access for a week and they should either text or phone if they needed to contact me; no: they had e-mailed me.

Finally, I twice requested that my transaction be taken over by the head of conveyancing, as I had no confidence in the person who was doing it. The second time I even specified that I knew that would cost more. Nothing happened, and the person continued to deal with my transaction, with the results that I have listed above. I asked for a discount and got a very small one, but it in no way compensated for what I had been through for three months. At the meeting to sign the Disposition I was informed that no other clients stressed as I have done, and, at the end of the meeting, I'm afraid that's life". A course in customer service would not go amiss.

If you can remotely afford to do so, go to a proper firm of solicitors.
