The property was unmodernised and was on the market for 18-month before eventually being sold. We had agreed to sell on a couple of occasions but sales didn't proceed due to speculative, and as it turned out, inaccurate surveys carried out by lenders surveyors/valuers. On Pat's recommendation we commissioned an independent structural survey that gave the house a clean bill of health and this was made available to buyers and their lenders. Pat also organised various other quotes for work that would be needed to reassure buyers and appraise them of the likely costs involved.
We received phone calls whenever a viewing was arranged and to provide feedback and Pat generally called once a week to provide an update on the viewings, offers received and latterly the progress of the sale. We live 270 miles away from the property and didn't visit often and this frequent communication was important and reassuring.
The sale was a difficult one due to a difficult market, the property's condition and land registry complications but Pat and the other staff at Ryder and Dutton were always attentive, proactive and professional. I would have no difficulty in recommending the team at Middleton.
Comment on agent fees
I had no issue with the level of fees charged, they certainly earned them with this sale.
