It took us 8 weeks to get our deposit back.
They tried to charge us for damage that existed before we moved into the flat (which we could evidence with photos), and tried to charge us £100 for cleaning the flat, even though when we moved in, the flat was in a disgusting state, it even had previous tenants dirty crockery still there! All the matresses where badly in need of replacing and the beds were old, whilst the living room sofa was falling apart. We sent a long email itemising all the damage that existed in the property as soon as we arrived. After 2 months(!) of repeated emails from us, they made some false promises that they would get things replaced, but nothing came from it and we heard nothing from them all year after that. Then they seemingly forgot all about the complaints we made and tried to charge us over £500 out of our deposits.
When disputing the deposit, they ignored the numerous emails and phonecalls we made. Chris Picoto and his manager, Colin Scarborough where absolutely abysmal to deal with - clearly they are only interested in making a profit, rather than giving any hint of decent customer service. Chris especially took weeks to reply to simple emails, even after being badgered with phonecalls from us. When he did respond, he seemed to fail to understand the concept of "Reply All".
My advice to anyone that has SG as estate agents is don't expect anything from them, ever. If you do have a problem, it will take months to remedy - they'll act all pally with you on the phone, but nothing will come of what they say. Anything they say when you view the property about replacing or repairing anything will come to nothing. Itemise any damage when you arrive and use your camera. When they inevitably try and take ridiculous amounts from your deposit (e.g. £100 for a clean they've clearly never done before, or £70 to "re silicone" literally 1 inch of damp from a bath), just go straight to the indepedent tenancy deposit scheme. Don't do what we did and think they might turn out to be decent people and deal with you honestly, fairly or speedily: They won't.
There is much more to our story but I've kept it brief. Long and short of it is there are plenty of flats in Manchester for all price ranges. Save yourself the trouble and avoid this set of money grabbing, incompetent time-wasters at all costs.
