We had to endure a leaking roof for two years as they would not do anything about it, with the excuse 'they didn't have enough people who wanted it'. Everyone loves a leaking roof, right? They offered us free advice and read through our Deeds and showed us our options and how to changed Factor all free of charge. We haven't looked back since and are so glad we changed as we have a better service and pay less. Might be worth a look? ...
