In March 2009 I bought a property through WH Brown based in Willerby Square East Yorkshire, I later made the bad mistake of selling my own property through them. When I initially contacted them to view the property in Bishop Burton near Beverley I was told in would be at least 10 days before they had an agent available to show me round. When I finally got to view the property I was shown around with another couple which was not appropriate as I felt rushed and not able to look at my leisure. I am sure the double viewing which was highly unprofessional was done for their own convenience.
I made the mistake of selling with them as I thought it might make the process more efficient as I was also intending to buy through them. I had been advised that WH Brown had a policy of selling houses cheaply and putting pressure on the vendors to take a lower price. Despite this I went ahead. One of the most unscrupulous practises which WH Brown has is in regards to using their own solicitors which was Langleys of York. When I found out that I was expected to use their own solicitor which I have never known before I queried the excessive fee of £900 with the Manager a lady called Joe. I informed her by using my own solicitor Lockings of Hull it would cost me just £500. I was told that whilst I was free to use my own solicitor my selling fee with them would rise by around £500 so any savings I could have made were lost by Browns ruthless and devious policy.
The first viewings were done by myself, and when I asked if it would be better if they looked after clients they reluctantly agreed. My experience with WH Brown was appalling from beginning to end, one of the agents even let a potential buyer leave with my keys and it was hours before I got them back. As I was not living at the property sometimes I was only contacted days later to say they had shown somebody around. I also believe I did sell my property to cheaply after being pressured into believing this lady was a cash buyer and not prepared to go any higher.
I have sold and bought several properties over the years but WH Brown of Willerby Square were appalling and their devious practise of using their own solicitor had a very inflated fee. They have contacted me since saying they would like to sell properties like mine, but I would never go near them again or advise anybody else too.
