Be aware of the trap of their full management contract. You will be charged regularly for unjustified reasons and you will not be able to terminate this disservice without a huge fee.
We just exited our full management contract with Haart Cambridge, and we feel compelled to share our experience, marred by misleading practices and subpar service.
The contract contained obscure clauses, leading to an unexpected exit charge, equivalent to two months' rent (£2243) at the end of the signed term of 1 year. This was demanded by the agent, despite several instances of disservices and unnecessary charges during the term.
An example was a charge for the installation of a carbon monoxide alarm, despite a functioning one already being present. Another example was sending their gas engineer by surprise, despite being informed that we had booked and paid for a different one. This, along with many other similar instances, looks like a strategy to extract a regular stream of unjustified fees.
The disregard for the tenants was also evident from the start, when the agent failed to respond to requests for instructions on how to operate the appliances in the house. This resulted in the heating system running at full capacity during the summer, causing discomfort to the tenants and huge costs for the wasted energy.
