Despite Haart lying to us from the start, mucking up the Rightmove listing (and needing multiple requests to fix it), having 20+ viewings and months to secure an offer (and failing completely), trying to force us to accept an offer from one party (we did the viewing and secured the offer!) for whom Haart were also selling their house (which they tried to hide from us!) despite other offers on the table which they refused to discuss with us (=huge conflict of interest) and escalating as high as Haart will seemingly allow, they still think they did a good enough job that we should pay 90% of their fee. This is despite the fact that WE had to badger to get the Rightmove listing corrected, HAD to take over viewings (and got 4 offers from 8 viewings), HAD to instruct them even how to properly organise viewings! They even passed on lies and misinformation to our sellers which almost caused the deal to fall through. Had to CUT HAART OUT to protect ourselves. Continual lying throughout the complaint process, for instance Melanie Smith supposed Head of Complaints claimed they had no obligation to us other than to introduce us to a buyer and asserted there was no stipulated level of service. This is a complete lie. Haart's terms and conditions specify they will fully list on Rightmove, help their client consider all offers and manage the sale process on their client's behalf. They did NONE of these for us and still demand we pay 90% of their fee otherwise they force us to go to the Property Ombudsman. No acknowledgment of receipt of any emails. Have to chase. Quite simply the most appalling service we have ever had the misfortune of encountering. Do not go anywhere near this company. They are so grossly incompetent that law enforcement should be involved. Save yourself the heartache. They assert we should demonstrate we have suffered some financial loss - what a complete joke. It's as simple as this: we contracted Haart to provide a service and they didn't do it. Thus no fee should be payable and an apology should be made to us. Haart are a disgrace

Appalling. Most expensive in Cambridge ( initial 2% whereas most agents are 1% or below) and UTTERLY INCOMPETENT. Do not fall for their lies
