Whilst we appreciated this agents friendliness and approachabilty we find that belying this is poor service. A good letting agent would decline to take on a property that didn\'t meet HHSR and would advise the landlord to make necessary repairs to bring the property up to standard before they would consider taking it on their books. U R Place, it seems, is happy to have on its books a property that has ill fitting doors, rotting windows, damp and mould. (These things weren\'t obvious at first viewing as property is a pretty, period barn conversion!)
No Inventory/schedule of condition provided at tenancy start (not helpful to Landlord or tenant!) and at the end of the tenancy, when we had concerns about the whereabouts of our deposit, several e mails ignored before being told that it had been given to landlord. Lesson: Shabby offices equal shabby properties equal shabby Landlords.
What agent could do to change your mind?
Address tenants concerns promptly. Having to leave numerous messages is not only tiresome but arouses suspicion that the company is unprofessional.
