Our first meeting in Jan 2021 with Alice was very positive and we thought we'd be in good hands with selling our property.
However, our general experience is not what we'd expected from an experienced estate agents.
Our main issues are as followed:
- It took 2 weeks before we had our first viewing.
- When we lost a house we liked our agent said there wasn't as much “urgency” to sell...
- I would ring weekly and after ringing we'd see an increase in mail outs etc.
- I had to ask if there would be a change in marketing with the extension of the stamp duty.
- Our agent admitted she didn't read an email properly (it was half read). I addressed this with the branch manager and the head of customer services and don't feel it was dealt with.
- Video marketing wasn't updated and it was only suggested after I mentioned it, but by this point we'd asked to come off the market.
- When ringing for advice (we aren't estate agents and would have paid Ryder and Dutton a lot of money had they sold our house) I'd be asked “what do you want us to do?” Rather than being advised on what was best.
- Our last viewing by Ryder and Dutton our back door was left unlocked and when I emailed them about this was told it had been locked... that doesn't explain why the door was unlocked when we arrived home.
We were tied into a contract, but it wasn't met by Ryder and Dutton either. Yes, we were let out of it slightly early as “a gesture of good will”. This tying in meant we were stuck limbo. I was unhappy with this as they knew we wanted to come off the market and didn't feel like they'd do much to help us sell our house. From the tracker app very few mail-outs were done in the last 7/10 days, proving my concerns were right.
In 12 weeks we had 6 or 7 physical viewings and a lot of “time wasters”.
We changed agents 5 days ago and in that time have already had 1 viewing with 4 more lined up for the rest of this week!
Despite our issues we were told several times they'd done everything they could, but we still don't feel this is the case. It's caused a lot of additional stress.
