If you value your properties or your reputation as a landlord stay away from this company. In the past my experience of a letting agency is someone who vets the tenants, authorises and arranges the repairs and documents this and deals with any insurance claims or disputes. I have been in this business 17 years and always had happy tenants until using Purplebricks. They are impossible to reach causing my tenants great frustration and the repairs do not seem to be logged anywhere. Some issues I have not been notified about at all causing damage to my properties and very aggressive and unhappy tenants. The admin side is slow and a nightmare. References take weeks to come through. There is a landlord portal which has statements on but not the repairs. Gas cert notices are issued without property specific information (thank god my contractor has a list of all the properties and when this needs doing). Tehahts have given up trying to contact them meaning that damage has been caused to my properties which could have been avoided for example having to replace a floor, replaster 3 walls, a roof and now compensate a very angry and aggressive tenant because apparently this issue was not referred when it happened. The inventories which on the face of it are a good idea are inaccurate - an example of this would be when the inventory clerk failed to notice a rifle in one of my properties (so ai had to go there and waste a day of my time waiting for the police to remove it), or claiming that all the furniture was in sound working order when the tenants had in fact broken the bed frames. They do not print individual statements which means they cannot be uploaded to Sage or Xero to autopopulate cells making the accounts process needlessly laborious and they have changed the accounts/statement/property references a number of times making it very difficult to monitor book keeping. They are evasive and unhelpful in that no-one appears to be accountable to any-one else. They do not appear to work as a team. You cannot ring and speak to anyone who will action anything. The whole concept of national property management from Birmingham is a joke. They do not know about local contractors and do not have contacts for example the local property expert said it was not his responsibility to know who a local furniture supplier might be whereas my managing agents in London arrange the supply and delivery of furniture for/with me. Most upsetting is now being subject to aggressive messages from angry tenants who have not received any support from them (hence they now have my details) at say 10pm on a Friday - when am in fact paying for fully managed. I therefore suggest you use a local agent even if its more expensive because at least you have a chance of communicating with them and ensuring your properties are properly maintained.
