Absolutely hideous. DO NOT RENT WITH THEM.
Lived with them for a year and it was the worst mistake.
Mice were present in the property before we moved in (we found evidence of mouse traps, wire to stop them chewing, and poison). They tried to tell us this was routinely installed in the summer, but we were there the day we moved in and nobody had been in to clean, let alone put such extensive measures in place. They were very unsympathetic about the mice, wrongly accusing us of poor hygiene. The exterminator they sent was unprofessional, belittling us and routinely 'forgetting' certain rooms. At one point I left for the weekend to escape the mice and came back to them making a nest under my bed.
Property was in poor condition, with mould and various repairs needing doing. For what you pay, you can definitely find much better quite easily.
One housemate found slugs in her room but to be fair this was sorted quickly.
Deposits weren't released until after four weeks, even though it seems that legally they should have done it within 10 days. Had no communication from them after moving out. Called up to politely enquire about it and was very rudely told 'we have 900 deposits to return, and we get 30 phone calls a day which do not speed the process up'. As if they couldn't hire someone part time for July or send out a simple email saying 'we have 900 deposits, we're working hard and apologies for the delay'. If you hold over £500 of someone's money and ignore them, don't be angry if they get in touch with you.
Staff are really horrible and rude. Having worked in customer service, I'm always polite when I speak to staff, but was shocked at how hostile and defensive they were.

We are sorry to hear that you have experienced a bad time with Drake & co, we try and offer the best service at all times. But what can I say, you mention you have been with us for two years and if we are as bad as you say why did you decide to stay for another year after the end of your first tenancy ended?? Also i implore people to look at the genuine reviews on Google to prove that we are not as bad as this person makes out.

Is'nt it a shame that the only people who leave bad comments get put on these websites and not the majority of our tenants are extremely happy with our services. Yes we do unfortunately have to deduct for rubbish removals when inconsiderate tenants do not leave the property in good order. We are covered by all letting regulations and also are an accredited agent with Manchester Student Homes who will agree we are a very good student letting agency. ...
