Our experience as tenants with Henry Adams Lettings was so unacceptable that it was referred to the Property Ombudsman (having first gone through The Dispute Service as well.) TPO found in our favour and upheld the complaint, ordering HA to pay us £300 compensation for aggravation, inconvenience and distress. Please be extremely careful when using this agent, especially if you are a tenant - make sure that you know your legal rights and their legal obligations. I essentially had to tell them how to do their job, with point-by-point reference to their own Code of Practice, and even then they refused to accept that they had done a single thing wrong. Very arrogant, patronising and uncivil attitude that I felt bordered on gaslighting. I certainly would not recommend this agent to tenants, but landlords should exercise caution too - the way they communicated with our ex-landlord was unhelpful and ultimately misleading.

Pretty steep, for doing essentially nothing, but to be fair probably no higher or less justified than those of most other agents.
