Used this agency as a Landlord over several years. Initially I was impressed, they marketed the property well and found decent tenants quickly. The sales team appear to be good and very efficient. Problems occurred however during the tenancy itself and particular during check outs. I paid for a full service, which supposedly included regular property inspections-these were not provided, and when I questioned them over this I was told this would incur charges! Inventories for check out were a total cock up with items being listed as missing when they weren't causing considerable conflict with tenants. A large wardrobe mirror was cracked and missed off the check out inventory, so I was being asked to replace, when it should have been charged to the previous tenant. Then when the next tenant constantly questioned this, Dixons obviously didn't tell them this was in dispute so it looked like I wasn't making any effort to put it right, which again caused conflict. The last tenant reported a water leak via the shower 2 days prior to departure, it had caused considerable damage including rotten back boards around the shower and kitchen ceiling. Again, this was all missing from the inventory and only discovered when I checked it out with a friend. I asked for a minimal deposit deductionpf £200 which they agreed to, then had a quote for £600 for repair work, all of which was sent to Dixons. They told me the tenant was disputing the £200 deduction, but also said that they would support my claim, then I heard nothing for ages. When chasing it up, they had given the tenant back the full deposit without informing me or asking for information at all. They said that the independent adjudicator had found in the tenants favour, yet I had no correspondence from anyone whatsoever, which seems highly unusual. They said they could not prove the decline of the kitchen decor as they had not completed property inspections, so basically I have been totally stitched up by them. Their complaint procedure is a farce , they were totally biased in favour of the tenant, possibly as they have rented another property managed by them but that's just my suspicion not confirmed. The minute I dropped them as a managing agent and opted for find a tenant service only, they had no time for me whatsoever. They even sent me an invoice for the repair to the wardrobe door after their complaints department finally agreed to pay for the work!!!. I have found them and their complaints procedure to be totally incompetent to say the least.
