*Did not warn us at 34 Newark way about the lady with mental health problems next door that would harass any tenants that lived in our place. The agents were aware of her behaviour as was the landlord, but no one was ever warned. This is criminal. New prospective tenants being shown around also were not warned. Lady had a history of wandering into front garden, standing outside of our front door, following tenants, harassing tenants by making noise (she chased the previous tenants before us with pans, for us she upgraded to a radio at highest volume against every wall of our semi detached house). She would say that we had prostitutes and drugs in our house, she seemed psychotic.
The agent Sunny was extremely difficult to deal with. When we first moved in we were given a date that was incorrect, as the building work had not finished when we all turned up. This was the parents of 7 different students, with cars full of belongings, being fobbed off for an entire day. When we eventually got the keys the property was far from ready and we had to spend time cleaning and putting together the furniture. The agent fees charged individually were huge but we were not even given the keys to our individual rooms. We did not expect to pay such a large sum for such a poor service. During the tenancy we had many problems with the house and found it difficult to contact Sunny or our landlord. Sunny also thought it was completely acceptable to let himself into our house unannounced to show people around. This once happened at 8:30am, when I was asleep in bed he was trying to let himself into my room. I argued with him twice to leave our property and come back when he can give us 24hrs notice. He refused to leave. This is also criminal behaviour. Our inventory was not compiled correctly by the agents. Our house was not as described when we moved in. Our deposit had large amounts taken when no cleaning or decoration was done to our house after we left (we knew the new tenants to check), and of course the property was full of building dust and not ready when we had moved in. For our next student property we went with Douglas Martin who were 99999999 x more professional than S H. I don't understand how these cowboys are still in business.

We would like you all to be made aware that S.H Properties were only the introducing agents and have never managed this property, therefore can only pass on to the owner any problems we receive. Regarding your neighbour, once again we would like to confirm that we had no knowledge of this what so ever, of any of the neighbours and find it quite offensive to have received a report of this type, as again our duty as a letting agents is only generally to show properties, take up references and arrange for tenants to move in. Once the tenants have moved in they are passed either the landlords details or managing agents details and it is for the tenants to contact them directly with any complaints that they may have, however we will continue to always try and help wherever we can if landlords are not fulfilling their obligations, however, we are very limited to what we can do if we are a lettings only agents and not managing the property.
