Our dealings with Entwistle Green have been unecessarily painful. They have been unprofessional and money-hungry at every turn, probably due to being 'commission driven'. I will list below some of their failings:
- They charge outrageous 'admin fees' for moving into a new property - far more than the other seven estate agents we had approached. £120 per person; whereas others charge around £70 for the first person and £20 thereafter. This is to pay for the initial credit check which can be done online for around £3.
- They were rude to our housemate whilst signing a contract, belittling them for not having internet banking set up and trying to push them into setting it up there and then when they had a perfectly suitable method of payment set up via direct debit.
- They contacted one of our future housemates to snoop into our employment details despite us showing them proof of our (quite respectable) jobs.
- They forced our landlord into paying for their 'Entwistle approved' workmen to inspect the boiler, despite it being inspected the month prior by a British Gas approved plumber. The Entwistle ones arrived wearing tracksuits and trainers and needed to borrow a bowl to unessecarily drain the radiator slightly (after they increased the internal pressure to a dangerous level), they didn't even have their own pen.
- Entwistle continued to send us all text messages (upto 20 a day) advertising other lettings available, despite knowing that we had just moved into one of their properties and despite us requesting several times that they remove our mobile numbers from their text list and them assuring us that they had. We still get texts after two months.
- Our landlord, frustrated with Entwistle whom charged them 62.5% of the rent for the monthly estate agent fee (the landlord received £300 out of £800 rent) decided to part ways with them. Despite assuring our landlord that they had written to us by 'recorded mail' they had not. Despite telling our landlord that they would not try and take out our rent - which is now going to the landlord themselves, they did try and take it. They then sent us a letter demanding the rent which they were not due.
- They consistently lied to our landlord tellling them that they could not process their request to cancel the contract and send us (the tennants) a letter confirming the cancellation because their system was down. Then the reason was because the relevant manager was on holiday. When asked why they hadn't sent the letter, they said they had 2 weeks prior and it was us (the tennants) at fault for not replying. Unfortunately this was the date when they had said the aforementioned manager was away. So they were caught out lying again.
I have noticed that the staff there all drive fancy BMWs though. Hmm...
