Everything smacked of unprofessionalism and laziness. The agent hadn't bothered to do any research on the flat we looked at. When we wanted to put in an offer on the spot, we were told not to bother as she wasn't going back to the office until Monday. The agent did not bother to relay our offer correctly to the landlord, and thus, we lost the flat, despite willing to outbid the other prospective tenant. Absolute rubbish and extremely frustrating....

We are very sorry to hear that you feel this way and that your offer was unsuccessful. We would like to assure you that all information from both offers were passed onto the Landlord for their consideration and the Landlord decided to accept the opposing offer which was unfortunate for you. Sadly one part was always going to be let down! An absolute disgrace, from *Palace Gate Lettings at the Battersea Branch. The ad from the photos looked nothing like the flat they were jazzed up and misleading, over 50 percent of the items are not even in the flat pictures advertised. They increased the price within 2 hours of advertising. We are sorry that you feel unhappy with the service you have received, however we can assure that all decisions were discussed and made with the landlord. Whilst the offer was initially accepted the conditions proposed by the tenant where subsequently altered and together with referencing not being completely satisfactory the Landlord did not feel comfortable proceeding. Were pretty average landlords with very hit and miss repair work which I'm sure the landlord was charged back to the landlord at an extortionate rate, Until that was, we wanted to move out which at that point they truly excelled themselves. As stated in previous comments, they insisted on overly expensive professional cleaning to which we refused. There aren't enough words to stress how awful, conniving and greedy this company is. If you don't use their 'recommended' cleaning company (aka sister company) at the end of tenancy, you will be charged anyway. Our flat was left spotless, despite the worn and state the landlords couldn't be bothered to update, yet PG insisted it was still filthy. I have been a tenant with Palace Gate in a managed property for nearly three years and I have to say that they are without doubt the best agent I have had the experience of dealing with, especially in comparison to other larger agencies that I have rented through in the past. The staff are all very friendly and as a result of the agency being so small, you do not get passed from office to office to have a request dealt with. Guys be careful with this agency, they treat you wonderful and say they will help you with everything when you go there first time. After you rent!, forget about that! We moved to a house, I think was refurbished 50 years ago, but anyway, heating wasn\'t working properly and house was extremely cold, we complained hundred times, they just said, bleed the radiators!. What agent could do to change your mind?
They could have taken into account the real state of the property when we move in and not only that but how they managed it. Specially the problem with the heating, they ignored our pleas to fix the problem, and ignored or leave it to us the extra cleaning we need to do at the beginning of our tenancy, not only that but now they want to charge for a professional standard. Why the standard doesn\'t mean the same when we move in?, even when the property is falling to pieces. Why we were asked to clean the garden ourselves? No common sense whatsoever.

All in all, our experience with Palace Gates (specifically their Clapham Common office) was exceptional, as exceptional it can get when renting. We lived in one of their properties in Clapham Common for 3 years, and only moved out because we moved to the USA, otherwise we would have gladly stayed longer. I would be interested to find out if this is a property that we managed ourselves or one where the Landlord managed? Either way, we pride ourselves in providing a good service to Landlords and Tenants and are saddened that there is negative feedback.....

Dont know what property this was but where a property is professionally cleaned (check inventories or copies of receipts as proof) at the start of a tenancy, Tenants are asked to leave it in the same condition. We dont demand that tenants use one of our recommended cleaners but they are recommend for a reason. There are a lot of unreliable cleaning companies out there that don't do a good job and don't come back if cleaning is deemed unsatisfactory; leaving Tenants worse off as they then have t....

Once in my new flat near Clapham Junction I had to deal with Palace Gates local office on Webbs Rd. The younger members of staff are very polite, but many of the older women there have a real attitude problem. Living at the property was fine, except when there was a problem that required the landlord's attention. There was a period where I had no hot water for over 5 days. I recently moved into a Palace Gate property, I must say that the female staff were very friendly and helpful, fees very good VFM (much better than Foxtons my last agents). Plus I have a a bit of a crush on one of the ladies ;-)....
