Our Service Levels & Fees are as follows:

Let only:
To market your property we will:

Ensure we note full details of your wishes with respect to the letting
Provide you with advice and assistance on protecting your property
Search our database to find a tenant match
Place your property details on our national website, Rightmove & Zoopla
Conduct accompanied tenant viewings at your property
On finding a potentially suitable tenant we will carry out thorough credit and reference checks
We will keep you advised of progress throughout all processes
If an applicant passes our checks we will:

Seek your authority to proceed to offer the tenancy to the applicant
Carry out a full, detailed Inventory & Statement of Condition
Issue all the required advance legal notices
Draw up and agree with you the Tenancy Agreement
Ensure the property is ready for occupation & arrange all legally required safety checks
Collect all advance monies from the tenant
Receive a completed standing order form from the tenant for future rent payments to your nominated bank account
Move in the tenant
Inform all the Council & utility companies of the change of occupant, together with meter readings
Ensure the dilapidation deposit is transferred to the Deposit Protection Service and ensure the Tenant receives the required Prescribed Information within 14 days of the tenancy commencing
Forward the balance of rental monies to you, having deducted our fees/charges as agreed,together with copies of all relevant documentation
We have a flat Let Only fee plus a small charge to cover the additional administration required to comply with the Tenancy Deposit Scheme rules:

Let Only Fee: £540.00 inc VAT (£450.00+VAT)
Tenancy Deposit Scheme Administration fee: £60.00 inc VAT (£50.00+VAT)
Legionella Risk Assessment Report 1st Inspection: £54.00 inc VAT (£45.00 + VAT) Subsequent Reports: £30.00 inc VAT (£25.00 + VAT)
Alternative Dispute Resolution Admin: £54.00 per hour inc VAT (£45.00 + VAT)

No fees are payable until we find a suitable tenant - fees will then be deducted, wherever possible, from the first month’s rent

Let & Rent Collection: (As above Let Only service plus)
Arrangement of rent guarantee and legal protection insurance, if appropriate
Monitoring and collection of all ongoing monthly rents
Payment of all monies received to your nominated bank account by direct transfer and issue of a monthly statement
Charges consist of an initial start up fee at the start of each tenancy plus a small charge to cover the additional administration required to comply with the Tenancy Deposit Scheme rules:

Tenancy Start Up Fee: £540.00 inc VAT (£450.00+VAT)
Tenancy Deposit Scheme Administration fee: £60.00 inc VAT (£50.00+VAT)

There is an ongoing rent collection fee of 7.2% inc VAT (6.0%+VAT) of the gross monthly rent throughout the period of tenancy

Full Management : (As above Let Only service plus)
Carrying out regular visits to your property and issue of a full report following each visit (visits take place after 1 month then every 3 months thereafter)
Ensuring maintenance problems are dealt with swiftly and as per your instructions, using reputable tradesmen
Payment for all repairs and liabilities up to authorised limits direct form monthly rental income
At the end of the tenancy we will:

Issue the advance legal notices as required
Advise the tenant of the required Move Out procedures
Carry out the ‘Move Out’ inspection checking the property against the Inventory/Statement of Condition and inform you of any dilapidations
Repay the held deposit or negotiate with the Tenant for any necessary dilapidation charges
Take all meter readings and inform the utility providers as necessary
Hand over the property to you or seek a new tenant as instructed
There is an initial start up fee at the start of each tenancy to a new tenant plus a small charge to cover the additional administration required to comply with tenancy.

Deposit Scheme rules:
Tenancy Start Up fee: £474.00 inc VAT (£395.00+VAT) Let Fee taken over 2 months £354.00 month one £120.00 in month two
Annual Tenancy Deposit Scheme Administration fee: £60.00 inc VAT (£50.00+VAT)
Our ongoing Full Management fee is 15% inc VAT (12.5%+VAT) of the gross monthly rent throughout the tenancy.

No fees are payable until we find a suitable tenant.

We hold Client Money Protection Insurance through the Safeagent Scheme

All fees will, wherever possible, be deducted from rental income received.

During the tenancy (payable to the Agent)
For English properties:

Payment of interest for the late payment of rent at a rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received.



During the tenancy if permitted and applicable
Utilities – gas, electricity, water and sewerage

Communications – telephone and broadband

Installation of cable/satellite

Subscription to cable/satellite supplier

Television licence
Council Tax



Other permitted payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys/fobs, security devices and parking permits charged at the replacement cost plus £15.00 (Inc VAT) per hour for the time taken to administer the replacement. Changes to the tenancy agreement may be charged up to the permitted limits, fees also apply to early termination if the landlord agrees to this.

Belvoir Lettings Sunderland is a member of Safeagent Client Money Protection Scheme, which is a client money protection scheme, and also a member of The Property Ombudsman, which is a redress scheme. Tenant Fees for pre 1st June 2019 Tenancies

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020

We're open and transparent with our Tenant Fees, which we always try to keep to a reasonable level.

Our Tenancy Application Fee for a typical tenancy is £200 (inc VAT) for the first applicant and £50 for every subsequent applicant or guarantor.

Our Tenancy Application Fee covers the cost of our comprehensive referencing plus the preparation of a detailed inventory (which is for both the landlords and tenants protection to accurately record the condition of the property at the start of the tenancy) and to cover our administration time in producing all of the legal tenancy documentation.

Check out individual property listings as we do occasionally have reduced Application Fee offers on certain properties.

Unlike other competitors we don't charge check out fees or charge you to provide references to your next landlord or agent if you do choose to leave one of our properties.

Our full list of Tenant Fees is as follows:

MID-TENANCY TENANT FEES (ONLY CHARGED AS REQUIRED)

Duplicate Tenancy Agreement = £10.00 (inc VAT)
Colour Copy of signed Inventory = £20.00 (inc VAT)
Returned cheque or Standing Order = £20.00 (inc VAT)
Late rent chase letter = £30.00 (inc VAT) we will initially chase late rent via email, phone & text – we will only write if there is no response / payment after 7 days
Cash or card processing fee = £10.00 (inc VAT) where a rent payment is made in cash or on a card rather than by Standing Order
Breach of tenancy letter = £30.00 (inc VAT)
Re-referencing Fee prior to renewal of Fixed Term = £50.00 (inc VAT) per person – this will not be needed if the initial Fixed Term tenancy rolls onto a Statutory Periodic Tenancy, as we recommend under most circumstances
Tenancy renewal fee = £60.00 (inc VAT) if requested by Tenant - not charged if initial the Fixed Term tenancy rolls onto a Statutory Periodic Tenancy, as we recommend under most circumstances
POST TENANCY TENANT FEES (ONLY CHARGED AS REQUIRED)

Non cancellation of Standing Order / Rent Refund Admin Fee = £30.00 (inc VAT) per refund
We hold Client Money Protection Insurance through the Safeagent Scheme
