Avoid this letting agent all costs. Our experience has been horrendous. We were renting a property with them for roughly a year.
It all started well, but things became awful pretty quickly. The building we resided in was a house converted into 2 flats. We soon found out that there was ZERO soundproofing. The noise was horrid.
As the months went on, we wondered why we were not receiving a bill for our electrics. Eventually, we discovered that we had a sub meter, and, our neighbour upstairs was unknowingly paying for the whole building.
When we first moved in, we heard our hot water tank constantly “glugging”. We then realised that there was a river of water coming from it outside. We contacted the letting agent, and, they sent in a contractor, who only did a cheap fix. Soon after, the hot water tank was spraying water all over the place inside the room where it was housed.
Again, the contractor came out, and did a cheap fix. All they did was install a water pressure gauge in our living room, and turned the water pressure down. This, in turn, caused issues in both ours, and the upstairs neighbour’s flat with the water pressure being too low. This is when we found out that ourselves and the upstairs neighbour also share a water supply. This meant that, when we had a shower, and the upstairs neighbour flushed the toilet, our shower would lose all pressure, and become ice cold for example.
The tank started leaking yet again. Damp started spreading along the walls of the room it was housed in, and, the whole flat became horribly humid. The contractor came in again, and just turned the water pressure down even more. Which affected our upstairs neighbour’s water pressure to the extent of where he was only getting a trickle of water. So, the contractor came back in, and turned the pressure way back up. Around 3AM the next morning, a loud awful noise started sounding off because the pressure was too high. It woke the whole building up. My husband managed to turn it down to an acceptable level to stop the noise, but, maintain good water pressure for both flats.
We have had to keep the hot water tank powered off since October 2021, because, damp would spread throughout the flat otherwise. And, it still drips from the tank itself, even when powered off. We have been asking for repairs ever since. Nothing has been done about this issue since.
They let us go without an adequate shower or smoke detectors for at least 6 months. They only sprang into action and fixed those once they realised we were taking them to the tribunal for an unrelated matter.
We get told that a contractor will get in touch. We hear nothing. So, we report the issues again. We get asked to show photos of what needs doing (yet again). We are told a contractor will come out. And on an on, in a loop.
We have been handed off to several agents over the course of the year. William, Elliot, Yaz, Sukie, Venita.
Shortly after taking the letting agent and landlord to the tribunal, and, winning, they issued us a Section 21.
We moved out in late August and have yet to receive our damage deposit back. We will be escalating this.
