Long winded but worth it if it means people avoid this company!
I'm not usually one to leave bad reviews for any company, especially considering how rubbish a year we have all had but this company have pushed me to it.
Myself and my partner recently arranged a viewing for a house and after viewing we went on to voice our interest by calling the office. When doing so we were advised we would need to pay an additional £300 for a pet fee on top of deposit and rent which is no longer allowed. As per the recent tenants act legislation landlords can no longer serve a blanket ban on pets or charge additional fees for having a pet. If any damage occurs it is the tenants responsibility to maintain and fix (which is completely fair enough). I spoke with both a conveyancing solicitor and citizens advise who concurred this was unlawful practise. I went on to call Rent Locally to which the agent was rude and cut me off mid sentence multiple times, I was polite and advised we were interested but would not be paying the unlawful additional cost as moving is an expensive process in the first place let alone paying an additional fee which we are not bound to by law. They then advised that the office manager would look into this and get back to me if I could email them over the legislation I found (which I did) I was then sent a dry email stating "The landlord is not willing to accept pets" which was a change of tune considering he was willing to accept it if I gave him £300. When reading the legislation it also states that landlords cannot charge a deposit that exceeds 5 weeks of rent which in this case should have been £520 but on the advert was stated at £550, again another unlawful discrepancy. Safe to say I am currently following up a report to the housing commissioner and our local governing body.
Save yourself the hassle and find a reputable letting agency who doesn't break the law :)
