The services provided by Light Lettings do not meet the expectations of a quality or professional business. They failed to provide a professional service to either myself or our landlord and instead they complicated and strained the landlord-tenant relationship.
Poor communication is a constant failing of Light Lettings. For example, we needed access to measure the property, and at the first viewing John informed us this would be no problem. We contacted them on the 24/5 to confirm when this would be possible. By the 4/6, and after many unanswered phone calls and emails, we had still not received a response. Eventually, they responded and booked us in for the 8/6/19 which was two weeks after our original request and just over two weeks before our move in date.
They also made mistakes with our tenancy agreement which took almost a month of constant chasing to fix. We were told a tenancy agreement would be sent over on the 25/5. On the 29/5 we chased this up and were told it would be sent ASAP. On the 4/6, we received an incorrect tenancy agreement. Several emails and attempted phone calls later we finally received the correct contract on the 21/6. During this time, they had blamed multiple external factors, including us, for their own poor communication, rather than taking responsibility.
Light Lettings are not only uncommunicative but they’re also deceitful and manipulated the landlord-tenant relationship. For example, when we viewed the property, we noticed that the bathroom door did not shut, but John assured us this would be fixed. When we moved in, the door was hanging off its hinges. We reported this issue with photographic evidence, on the 25/6. We followed this up with phone calls for the next two weeks but were unable to get in contact. We didn’t receive a response until the 12/7 which merely asked for pictures (which we had already provided). On the 22/7 we received an email, which stated the door would not be fixed as the landlord had refused to pay for it. We were not pleased with this outcome and the next day we asked for a complaint’s procedure, however they told us they didn’t have one and they proceeded to ignore our follow up emails. Four days later, our lovely landlord, contacted us and told us that Light Lettings informed her, although this was their job, they were too busy to deal with this issue. She promised to sort out the door issue as quickly as possible. At no point was money an issue, at no point did she refuse to help. She hadn’t even been shown the images we had sent to them. When we showed her their emails, she was understandably angered at the way they had portrayed her. Rather than helping us solve issues, they mispresented both ourselves and our landlord and sowed discord between us. They were a manipulative parasite who accepted no responsibility for their actions.
A perfect example of their dishonestly is their fraudulent use of the Google review system. They possess a very mediocre rating on Google, yet even this has been inflated by fraudulent reviews composed by John Pentequet and Ian Lloyd. John and Ian are both registered directors of Light Lettings, https://beta.companieshouse.gov.uk/company/09989170/officers. Falsifying reviews, for your own business, is illegal under the Consumer Protection from Unfair Trading Regulations Act 2008 as it misleads consumers into making decisions. That they blatantly do this is indicative of their disregard for honesty and professionalism. Worse, that they would be so inept to use their own personal accounts to post these illegal reviews further enforces their startling incompetence.
Therefore, we must in the strongest possible terms warn any prospective tenants or landlords away from using this unprofessional agent. Our experiences demonstrate that they are not as they claim for ‘the tenant’, or for the landlord, they are only for themselves. As such, if you’re looking for a reliable, trustworthy, and professional letting agent please look elsewhere.
