Broken items and hidden charges.
Upon viewing, we pointed out everything that needed fixed and asked all the questions we had about the property: they will not know, you are better off googling it yourself. The worst problem at first was a massive crack down the panel of the front door (the panel was very thin and wouldn't have been very expensive to replace). Even the agent agreed it was a security concern that needed to be dealt with. 2 weeks later and the best the landlord did was put some wood filler (that was the wrong colour) down it and call it a day. The security light outside was also broken, but that was never fixed so we paid out of pocket to get a replacement.
Initially, the move-in was so easy and quick. We went in, signed the papers and got the keys. Until we got into the flat on our first day and found out the washing machine was broken and the oven glass smashed into thousands of pieces when preheated at 180 degrees (at this point the broken panel had not been addressed). Not to mention the flat was as filthy as the day we first saw it, and they claimed they had a professional cleaning team go in. The colour of the carpet was horrifying when we paid to get a carpet cleaner in.
We immediately informed the agency on day 1 (about the broken appliances) and they said they will get in touch with the landlord (because you will never know him or speak to him). It took 5 WEEKS to get the washing machine and new oven delivered, but the delivery men left it in the middle of our tiny living room and didn't even install them until a week later. We had to live off of hob and microwave food until they were fixed just over 6 weeks later.
Everything was fine from then on (other than the radiators were and still are dangerously hanging off the walls despite us saying they needed to be fixed from day 1 in the inventory). Until the boiler broke, and the hot water and heating wouldn't come on at the start of November.
They sent out the guys to fix it, which took 4 HOURS for him to tell me there was a broken seal and he didn't have the seal he needed. So we had to wait until the morning after where he came and fixed it first thing. Brilliant service. Until exactly 5 days later and the hot water and heating stopped working and the pressure bar dropped to 0. I'm not blaming it entirely on them as they were lovely and did the job, but he even said when he saw it that is was an old and rubbish boiler.
Good luck if you need to ask permission to do anything to the flat or have enquiries because your property manager will always be on holiday or "out". Don't expect to get a call back either because they won't bother until you chase them.
When we moved out we needed a tenancy reference for the new property and they charged us 60 pounds for it. We complained and said that was unreasonable and considered it an admin fee (illegal in Scotland) and they said it is a service as you no longer rent with us and they refused to speak to us until it was paid in protest. This is a hidden charge that is nowhere to be found in any inventory, paperwork or even in verbal form.
The reference ended up not being needed at the end of it all, so we got in contact and asked if we could get a refund and they have refused. £60 down the drain for nothing, not including the painting, waxing of the floors and overall cleaning and improvement on the property that we added after leaving with no compensation for doing the repairs ourselves. Not to mention the aggressive response from the agency for challenging the charge of the reference in the first place.
If you haven't already guessed it, don't rent with them.
