After interrogating all the Middleton based estate agents, I signed up with Barton Kendal, based on their obvious salesmanship and ability to listen, to sell my property. Prior to meeting Sam Reay of Barton Kendal, I had been impressed by Jonathan McGowan personally and was about to hand him the sale, but felt he took a lot on himself personally, without supportive office staff. I also really liked Phil of Henstock Hopkins, who I felt had great integrity, without any unnecessary gimmicks and would definitely use them if I was a landlord in the vicinity, but felt I wanted to be slightly more ambitious in my asking price. I also met with Sam Newby of Ryder & Dutton, who dictated to me that he would sell my property over £15,000 under the asking price I wanted by holding an open day, at double the fee of every other local estate agent, which left me perplexed and fairly furious. I got the impression that Ryder and Dutton couldn't be bothered to do any viewings and wanted twice the fee, with a quick sale price (they provided the lowest valuation out of all the agents). Ryder & Dutton were also scathing about another property that had been listed with themselves, which they told me was overpriced and hadn't had any viewings, which I felt was fairly unprofessional.
So finally, I spoke to Sam of Barton Kendal, acknowledging that I wanted to test the market with an ambitious asking price and his advice and input seemed solid and sensible. He's also very personable, so I asked him to take the sale on. I sold the property within two weeks, which was amazing, but lost the buyer (at no fault of Barton Kendal). The property photographs looked fantastic, the board went up and it was listed on RightMove at lightening speed – BK had been very efficient. They've also always responded to any enquiries with lightening speed.
It took a bit longer to find a second buyer, as we had moved into winter, but I accepted a lower offer, without any pressure from Barton Kendal from a local so-called investor. This buyer / investor turned out to be a floundering headache, but Sam was in contact with me regarding any questions he wanted answering, which I prefer / appreciate, as it's often much more efficient than going through a solicitor. Unfortunately, the buyer wouldn't take any advice as the sale progressed and he had instructed a rude, unresponsive solicitor. After reading her sporadic responses, requests for information to be resent, failure to acknowledge that she had previously agreed to a completion date and general miscommunication(s) – I was forwarded pretty much all the correspondence, I decided I had had enough. My solicitor couldn't do any more to progress the sale and neither could Barton Kendal, so I decided the asking price would have to increase, with a view to pull the sale. The buyer's solicitor suddenly became responsive and the sale was concluded quickly. Sometimes, despite estate agents chasing round for updates and having a proactive solicitor acting for you, the only thing you can do is seriously consider starting again / remarketing, when the other side can't be bothered, even if it's against all advice (meh, I don't tend to take advice, when dealing with people who are wasting my time and energy).
So yeah, there’s some good estate agents in the area – I like Barton Kendal and Henstock Hopkins. I'd definitely want Phil (of Henstock Hopkins) to manage any lettings for me, he's a practical bloke, who values his reputation. Avoid Ryder and Dutton at all costs.
Jade at Barton Kendal has also been exceptional. I left some chocolates at the office for all of them, but think she passed them on (probably because Sam had to deal with me losing the will to live towards the end – I had definitely had enough of my buyer's solicitor). So yeah, thanks Jade - you've also been massively helpful, it's much appreciated!
