Beware these guys! As a first time tenant I learnt the hard way. Rude & incompetent on every level. Flat given to me in a disgusting condition & even after the second re-clean no better. If you want a job done, do it yourself!
Once the flat was handed back, it was clear the original inventory wasn't even read and digested as faults on there came up once I had handed it back! Unfortunately H&R are only out for your money & they make that clear from the get go. I am glad to see I am not the only one on here with that experience, there's further reviews on this website raising the same issues as I have.
Rude over email and quick to try & shift blame once they have realized they are in the wrong.
Thank goodness I managed to recover almost all of my deposit. What a battle! It is no wonder they can retain tenants. You would have thought they would try to keep their customers, as looking around for further properties with different agents is a lot of work! Lost my business and I do wonder how many other people have been put off.
Luckily found another agent who is far more professional and helpful for my next move.

On exit of the property the inventory clerk said that there was cleaning that needed doing and we allowed you access to do this as to not instruct a cleaning company and cost you money. On top of this there was a letterbox key missing which you had lost and you were charged for this. There was no other issue that we are aware of.
We work tirelessly to ensure that a Landlords property is well looked after and unfortunately, under these circumstances, your cleaning was not up to scratch which would have been unfair on the next tenant taking occupation. It is unfair to cite cleanliness as an issue in your complaint and then leave the property in the condition you had.
