We decided to sell our house and arranged for three Estate Agencies to view and value our property. We selected agencies ranging from the largest in the area to Brunsden who are smaller and family owned as we wanted a personalised service, which is what we received.
We decided to sell our property via Brunsden as we felt very comfortable with them, they were friendly, gave good advice, were very knowledgeable about the area and realistic in regards to what we could expect from the current market and offers. Brunsden valued our house £25,000 higher than the lowest agents and had sold a number of properties in the local area recently, so we were confident in their valuation, which was more in line with what we expected.
The fees were negotiated fairly taking into account the market and house.
Peter Brunsden introduced us to the rest of the team, so everyone knew our property and were in a strong position to answer any questions from prospective buyers, we were confident from the beginning that his team would sell our property.
The brochure, photographs, local press and online advertising were arranged quickly and efficiently and we were able to proof read and review the details, we were happy with the photographs and believe they showed our house positively whilst not using wide angle lenses which would result on disappointment from potential buyers.
Peter and his team quickly booked in multiple viewings, we were advised of very booking, we know from trying to view properties with other agents that their availability to show you properties is very limited which when working became frustrating, whereas Brunsden were flexible and would consider every viewing regardless of time as wanted to give ourselves the best opportunity to sell. Potential buyers however were screened to ensure they were in a position to proceed.
After every viewing we were contacted and given the feedback from the viewings, which was useful and interesting. Every viewing was conducted by a senior member of the team. Again whilst we were viewing potential properties, we were shown round by other agents by agents who only worked Saturdays or had recently joined the team. Considering the price bracket these houses were in, we were shocked at the limited experience the consultants had, some of which did not know the area at all.
Within a few days we received multiple offers all over £5,000 above asking price, which took our overall sales price to £30,000 more than what another agent had quoted.
During the process of the sale, Brunsden kept us up-to-date at all times and assisted with the progression of the chain, it turned out to be a tricky chain, but Brunsden ensured that we remained positive and updated and liaised with all parries to ensure the communication as clear and dates agreed.
