Worst experience we have ever had with a letting agent.
• Flat inspection is strictly every 2 months. Inspection dates strictly assigned in advance, and cannot be discussed or changed in any circumstance by the tenant. They can come any time during that day. On the other hand, they can change a date with little notice for any reason (e.g. the inspector is on annual leave. Seriously!). Inspection takes more than one hour, they take digital photographs everywhere, obviously including personal belongings. It is not clear where and how those photos are stored, how safely, and who has access to them.
• We received unexpected, unauthorized visits twice, over non-urgent matters like a safety check (can be planned) or a property evaluation. They would come even if the tenant has explicitly asked NOT to come on a certain date, and instead asked to reschedule to a different date.
• They ask for a credit check and ask the perspective tenant(s) to pay for it. This is illegal in Scotland.
• The online fault report system is clunky. Often they would ignore your reported fault until you chase them by phone anyway.
• For enquiries or issues, you will rarely speak with the same person and you will have to explain everything all over again. They will then say that it's someone else's business anyway. They would then say that they will call back for updates, but this has rarely happened. Don't believe them when they say they will call back.
• Most of the staff is unfriendly, cold and unwelcoming. They will never apologize even when they clearly get it wrong. Their attitude is that you, the tenant, are a just a burden to them. They know well that even if tenants are ultimately those paying, they choose the flat, and have no say on the letting agent. Their customers are the landlords, and they do little to hide this to the tenant.
• The contractors they use are poor. We had a new fire alarm installed and we literally had to clean up gravel and concrete from all over the carpet afterwards. They did not even move our belongings before drilling wall holes, spreading dust and dirt all over them.
• Repairs are slow, even for major issues. We have been 8 days without a functioning shower, and 3 weeks without hot water or heating during the cold season.
Comment on agent fees
The agent required us to pay £45 per tenant for a "full credit report" with their partner company MARAS. This is ILLEGAL in Scotland.
