I have lived in rented properties for sometime, and actually used Belvior in another town with absolutely no issues, however the Harrogate branch is a completely different story.
The property I was renting had issues with the fire alarm, in which once when it went off at 11pm at night and we were unable to silence the alarm (after an hour), I rang the emergency number for them to ask what to do, they told me that the owner of the property lives in the north of england several hours away and may be asleep now, and that it wasn't an emergency... so keeping most of the street awake until 7am the next morning and obviously I wasn't able to sleep for work but this "wasn't an emergency".
The second very irritating thing about the company as I can see from others reviews is indeed about them trying to get as much money out of you for the deposit.
After spending hours cleaning the property that I was only in for 6 month, they did a final inspection and told me 2 areas weren't clean, one being the hob (which I had never used as use a plug in grill) and the other a lamp fitting in the bathroom which you can't actually remove which actually had build up from before I even moved in, and they positioned this on the phone as "Im very disappointed that these areas weren't cleaned", so after explaining that I had photos of these from before I moved in at the same condition they dropped the charges.... so BE VERY CAREFUL to take photos of every corner before you fully move in as these will try and rip you off as much as possible. They had said they would need to get a full professional clean originally which you can imagine isn't cheap.
The next thing is also regarding the moving out. I was initially given the moving out date on a Monday, but I was moving property by the friday, so I said Ill drop off the keys on Friday, and asked them can you do the final checks anywhere between monday to friday to ensure I can re-clean or fix any issues which might effect any money being withheld from my deposit in which I was told they where TOO BUSY.
Soon as I handed in the keys Friday morning, they did the final checks that day, without me, and later contacted me telling me it wasn't clean (after spending over a day cleaning it with help and the issues where as above paragraph), I told them okay, well if I'm going to be charged that X amount cleaning fees, Ill come back and collect the keys and clean them two areas in which I was genuinely laughed at over the phone and told no you can't do that.
So as you can see this company seems almost manipulative in their routines, its funny how they were too busy all week but soon as I had in the keys and they know I can't do any further cleaning they immediately are available for inspection.
I would not recommend this branch one bit to anyone, the amount of frustration from dealing with these, the unprofessional tone and being laughed at in serious situations, being told blasting alarms waking the street up for hours without any way to disable them is not an emergency even though potentially illegal as noise pollution, and the way they work around trying to get you in a position to pay for a full professional clean even though areas they are suggesting need cleaned where already in the same condition as when you rented the property.
I can honestly say if a bargain property came up in the area to rent under this agent no matter how much the saving, I would avoid using them because of their attitude, and calculating ways to try and get as much money from you as possible.

Your bond was protected by the TDS(The Dispute Service) which is a authorised government backed organisation so the suggestion that we would try to 'rip you off' as quoted in your All agents review is completely untrue. Any deductions made from a tenants bond have to be mutually agreed by both tenant and Agent/landlord therefore if there were two areas noted that needed cleaning we would not tell you that a full professional clean was required. Once I know which property you lived at I can look into your comments regarding your move out. Unfortunately we do not do a pre final move out check but a letter stating all the areas we would be inspecting would have been sent, which if followed should have meant everything was left to a satisfactory standard.
