The agency is very responsive and very easy to communicate with, which is very refreshing - they will reply to e-mails often on the same day and will take the time to explain and answer any concerns/questions. The same is true for repairs; with the exception of emergency repairs - we waited overnight for someone to even answer a call for a plumbing emergency(!).
Unfortunately this comes at a cost - this is an extremely expensive agency to rent with, including all the fees and charges set out in the contract as standard as well as any repairs you might need done in the flat; I have no problem paying for something if I broke it, however, this should be a reasonable price.
As the rest of the reviews I agree absolutely no effort is made by the agency to make the flat presentable prior to moving in. we found cigarettes in the creases of the couch, greasy surfaces in the kitchen and torn and dirty curtains, couches etc.A lot of amends on our side were made to the inventory and on the plus side - the agency did try and fix some of the issues we noted upon moving in and quite promptly.
Rather than carrying out some repairs and fixing up the flat they will just put the comment on the poor condition of the fixings and furniture in the inventory. In our case EVERYTHING was falling apart in the flat: shelves barely hanging on walls, curtains with holes in them, non-working lamps, scruffy and torn couch covers (ikea covers that could be replaced for 50 pounds might I add).
In addition to this, the agency's approach to inventory is strange to say the least - they will note every little thing in the inventory - scruffy and disgusting pillows, dirty scarves for windows, a potted plant (!), small items, such as old smelly plastic jugs in the kitchen or ceramic bowls with missing lids. These items are described in great detail, thus you have to make sure they are still there upon moving out - see above on the agency's fees if you don't. And yet things like broken window blinds or wobbly shelves are not noted.
This is reflective of the whole approach of the agency - they have rules in place for everything and absolutely make sure to adhere to them, however this sometimes translates into a lack of common sense and compassion.
All in all this is a responsive and communicative agency, often willing to listen to your concerns; if you can afford it and have the time to work with them to fix things they didn't prior to you moving in.
Finally, it longer than other agencies to release the deposit at the end of tenancy (or whatever was left of it) after the final agreement of the amount.
What agent could do to change your mind?
Extremely expensive. Charges for credit checks, final inspection, minimum cleaning fees upon moving out. Repairs ridiculously expensive as well.
These are all in the contract - MAKE SURE YOU READ THE CONTRACT to understand the fees you are going to be charged.

I hope you manage to see this, my partner and I were planning on renting with yourselves so I decided to look at some reviews of "Let It". It hasnt been too good on the review front from what I can see. I do understand that most people who have a pleasant experience working with you will not review, which is quite normal.
I wanted to ask about something you have wrote here which I received mix messages about after calling to find out about the application process.
I was told today that I would need to pay a third party to reference me and my partner and I did suggest that this was illegal, I was then told that the reason we had to pay for this is because the landlord / estage agent could not start this process.
I also then asked about alternatives solutions to us paying ~£100 for references and was told "theres no other way".
From what you have said above : " For tenants who wish to expedite a swift move-in process, we suggest a third-party referencing agency, who may levy a charge."
This would suggest that there is another way? Could you let me know what alternate options there are as I have done my research on Citizens advice and on Shelter Scotland and it is in fact illegal to charge tenants fees such as the ones I was told I would need to pay today. Could you also clarify why I was told on the phone that there was no other option, as this has left me with mixed feelings regarding renting with yourselves.
