Well where to start.
At the viewing the agent will tell you anything. Told us that parking was availed through a permit (lies), that flat is deep cleaned and carpets cleaned after every tenant moves out (lies).
Then they will tell you move in date is x, but days before phone and say oh need to change it to y as carpets either need deep clean or replaced and last tennants never handed keys back etc.
Many things missed on inspection/inventory and when reported nothing done about majority of it.
Which moves nicely onto repairs. Takes agent ages to get anything repaired and then they can't get hold of landlord. After chasing up windows (crappy single glazed and never shut properly) nothing was done. Was even there when joiners looked at it and they said something needed done. No heating or hot water for weeks and again took ages to get t dealt with. Doesn't help agents aren't too knowledgable about the physical repairs. Agents then blame factors, saying they are responsible. Was meant to clean windows before moving out but no window cleaner would do it as safety anchors not tested for 10 years and loose masonry. But apparently that is issue for factor. But agents will still try and charge you a fee for not getting windows cleaned.
Then there are charges for final inspection, a joke. The agents take a cut off the landlord to manage the property then charge tennants
They will arrange viewings when you move out and not send you notice. Blame the computers for that. Never accept fault.
Watch out for cleaning charges. Will charge you for general ware and tear of silicone etc. my advice be very very detailed with inventory when you mov in and photo everything.
Plus I loved out and they never checked flat before allowing workmen in (to finally fix heating) and claimed I left the mess. Plus there workmen have history of just doing what they want in your flat.
All in all I would avoid Let-it and I will never use them again.
What agent could do to change your mind?
Stop charging tennants fees for stuff they the landlord is paying them to do.
Deal with repairs on a quicker manor

When you move into a property with our company you are given all the procedures you need to follow if repairs etc are not being done. You are given the details of The Housing Repair Panel to who you can report repairs being carried out, you are also given a complaints procedure which is to complain to myself the Regional Manager, none of these you seemed to have followed. Therefore we cannot resolve issues that we don't know about, if the procedures had been followed the issues raised in your review would have been resolved.
What I do need to make clear is that all Agents have to adhere to the Landlords instructions and if we have asked the landlord to do repairs or replace windows and they do not wish to, then our hands are tied.
It is easy to give a bad review after the fact, rather than follow the procedures you have been given and blame the agent, thus not allowing us to resolve this issues instead of becoming a problem.
