This might be a long one! I would like to add that Mandy did provide good customer service throughout as well as Vicki and Jodie. Lovely women to speak to.
My partner and I went to a view a property, we needed to provide a guarantor, which wasn't an issue. . Our move in date was the 25th of June, I should add. We paid our holding deposit on the 2nd of June, for which we received the confirmation email just over two weeks later, on the 16th of June. Our application forms for referencing were then sent on the 11th of June.
We initially agreed to a 24 month tenancy which we had to change to a 12 month, the documents then had to be changed my their head office in Bristol. This caused a further delay. By the time our amended documents arrived, it was the 22nd of June.
Meanwhile our guarantor had been having issues with letrisks and trying to sort out some sort of confirmation of her salary as it is confidential information which caused a number of issues along the way.
On the 23rd of June I received an email from Mandy stating that everything was okay and that she couldn't see anything else that was required and that we were due to meet her at the property at 9am on the 25th.
I went in to the office to have the amended tenancy agreement copied and Vicki checked over the referencing and found that actually, we were still waiting on a reference for our guarantor. I asked what would happen if that wasn't done before our move in date. (We're on the 23rd of June now) & Vicki said then would be the time to panic as the tenancy start date would have to change etc. So from being told that everything was okay to it actually not being okay was a bit of a shock. So the 24th comes and the guarantors referencing still hasn't been done so things get a little bit crazy. We're told that the move in date might change and we're not really too sure what's happening with the whole thing. Around 5pm on the 24th (Thursday) we get a phone call from Mandy confirming that she has spoken to the landlady and she is happy to sign something which states that the guarantors information can be provided within the month. Brilliant we thought, we'd got our moving in date and everything was still okay to be moved tomorrow. The only thing that had changed was that we needed to go into the office at 12pm on the 25th to get the keys instead.
Myself and my partner frantically pack everything up as we weren't too sure if it would be going head. We dismantle our children's beds etc and get ready for the morning.
Move in day! The 25th comes along and we get up early and start packing the cars and drop the children off to school or nursery. We have cars full of belongings and then we get another phonecall at around 930am. It's Mandy saying that she is still waiting for the landlady to sign and send her consent form, she advises us to "hang tight" So we start panicking again as we are left in limbo and we're unsure of what is really going on.
At around 10:30am, Mandy emails me and asks for our guarantors payslips, which we don't have and our guarantor is unreachable due to the kind of work that she does. I email back and say that it's not possible. Mandy then asks for her contract of employment. Something else that isn't possible and also something that we can't get until at least 6pm that evening. Alarm bells are ringing for me by this point.
At around 11:20am (forty minutes before we get the keys..) we get another phone call from Mandy stating that the landlady is now not happy to have us move in without that information. We tell Mandy to advise the landlady that we will do whatever it takes to move in that day and get the keys etc, but we just cannot provide that information right now. A few minutes later we get another phone call saying that is is bad news... the landlady said there is too much too-ing and fro-ing and she doesn't want to go ahead with the let. Huge, huge disappointment for us as we love the letting agent and also the house. Our cars were packed full of things etc. The only saving grace really was that we actually had a family members house because if we had been renting another place we really would have been homeless. I dread to think how much worse it could've been. My children were very unsettled for a few days too as they didn't have a clue what was happening.
We did however, receive a full refund of all the money we paid, including admin fees and also including the holding deposit we paid. I emailed Vicki and got an auto-response stating that she was out of the office until the next day but I did receive an email from her that evening which suggests to me she emailed me from home. Which is brilliant and really over what you would expect from any letting agent. I appreciate all that they did for us but it's just such a shame that it ended the way that it did. Moral of the story is not to try and get the referencing done at the last minute!!
