Property Grubby & Dirty when tenancy began with some areas of damp and non-functioning / ill-functioning white goods, No 1 to 1 contact allowed with LandLady throughout tenancy period, Many issues with payments and payment errors, invoices never understandable even by staff at this estate agents!!! Complaints never followed up, repairs made by cowboy style builders (10 second patch up jobs). Whole Tenancy Deposit taken at end of tenancy by land lady for items and areas non existant! Example -£500 for new carpets, Property has a new tenant since I left that has the same carpets still. Estate agents Tenancy Deposit Services provider TDS (the trust that holds your deposit) Diplayed no interest in photographic evidence, would not visit the property, ignored false document enties made by the estate agents accounts department and awarded the whole deposit to the landlady.... Court services ongoing to re-claim deposit.
If your looking to rent a property and wish to loose your deposit choose East Anglian Properties 38 North hill Colchester & Newly Set-up shop by the same rouge's at Crouch street in Colchester.
Not advised for lettings, bad experience, other tenants bad experiences history revieled, especialy when told throughout the tenancy that the property was "lovely" "so much better" "looks great" "there'll be no probs getting your deposit back" right up till the point when I left the property when tenancy ended then the story changes and youll get "Oh the colour of paint you used is hard to cover" "there was smoke damage" "the carpets need replacing" etc ect ect until your deposit amount tallies up with all the things they throw at you that need replacing, changing or so called repairing.... and the above that wasnt and still isnt changed, replaced, removed or repaired that is! because it wasnt required in the first place, Landlady pockets all your deposit.
What agent could do to change your mind?
Given back 90% of the deposit, told us the tenant what she needed/wantedto be done before the tenancy ended,
Communicated!!! and not hid!!! from Me. Visited the property at some point once in a while, Investigated her own in house accounts department, Didnt make false claims made out of thin air and from the staff's experiences. Negotiated properly and fairly. added up all that i'd spent on the property and took this figure into account.
