From start to finish, all my dealings with Landmark Estates as a tenant over the past four years have been lamentable. On the day I moved in, back in 2010, their clueless staff hadn't bothered to prepare any of the paperwork, hadn't had the property professionally cleaned and hadn't arranged for the check-in to take place. This, in spite of me asking *repeatedly* in the week leading up to me moving in whether this would be done, and them telling me it would. Since moving in, they jacked up the rent every year without fail, claiming that they were acting on instruction from the landlord; it later transpired that my landlord had been in hospital at the time and had given no such instruction. When it came to moving out, they forced me to quit several days early, with no refund on the rent, because they couldn't arrange the check-out at a convenient time. They then withheld my deposit for over a month afterwards, claiming that they were "working on it" as a "top priority" but failed again and again to fill out the paperwork. When they finally sent me the list of proposed deductions, they had concocted a set of fictitious "damages" that had nothing to do with me. It was only because of the decency of my landlord - who I had to contact directly, bypassing Landmark all together - that these deductions were waived. Landmark even had the cheek to ask me to pay for professional cleaning, in spite of the fact that no such cleaning had been done when I moved in myself.
I have no idea what kind of "value add" this company believes it is giving - to landlords or tenants. They are only in business, as far as I can tell, because they are on site at Burrells Wharf and so prospective landlords and vendors feel compelled to use them simply because of where they are located. Without this advantage, I cannot believe they would still be in business.
What agent could do to change your mind?
Hire some better staff and be honest with tenants when dealing with them. Don't claim that something is "coming from the landlord" when it isn't, don't pretend to be acting on something as a "top priority" when clearly this is not the case, and don't try swindling money out of tenants for so-called damages that don't exist.
