We began our tenancy with Pat Robson in July 2013, and initially the experience was fine as we organised our deposits/bonds/rent payments, they were really helpful with this. However, as soon as the had our bonds, around £330 each, for 3 of us, there attitude towards ourselves and the property completely changed. Damp was all around the house's exterior walls, and the oven (amongst other things), was constantly breaking, and in no way for fit for use. We emailed countless times, and kept track of our complaints, many of which didnt get a response. The odd one that was replied to, was often replied to weeks/even months later, and unhelpful sub contractors were sent out to the address. On one occasion, the contractor came, claimed the damp was from a broken extractor fan in the bathroom and he would send another man around to fit a new fan. A few days later, the second man came, and claimed that the existing fan was completely fine, and did not need to be replaced. With that, he left, and left us no closer to fixing the original problem of damp and mould, which was eating away into one of the tenants wardrobe and clothes, as well as filling the house with a musky smell. This is just one of numerous examples I could name of Pat Robsons incompetence when it comes to maintenance.
At the end of our tenancy, in July 2014, none of the problems we had raised with the company had been fixed and we had lived for 12 months, with these issues. However, upon 'checking-out', the house manager (Cory) surprisingly claimed he was very impressed with the way we had left the house, thanked us for it, and acknowledge that the few problems in there, were not our fault and were structural damage that the company is responsible for. He estimated that from our bonds, we would only lose around £15 each, for extra cleaning costs to the kitchen, which we were happy with. This would mean we would receive the vast majority of our bonds back, within a couple of weeks.
It is now the 21st of August, about 8 weeks after the 1st July checkout, and we have yet to see any of our bonds. Upon contacting Cory (numerous times to no avail), we eventually got through, and he said that we were now losing around £160 each from our deposits, which is obviously far from the original estimate of £15. We asked what this money was going to be used for, and he was unhelpful in specifying, simply claiming that it was needed for 'cleaning'. Im no expert but £480 to clean a house that he had previously stated was "one of the best check-outs I've seen, well done lads", seems a bit extreme. The only option they have given us to claim back our money is to take it to an appeal, which would take even more time.
I have been extremely dissapointed with Pat Robson's and in-particularly Cory's part in this situation, and would not recommend Pat Robson to any potential students in the Newcastle area. The lack of concern/urgency for any maintence problems, and their pure unjustified greed in returning our bonds are the reasons for this.
