Sorry you are not happy with what you have been told.
Like most letting agents we use a professional referencing agency to reference prospective tenants. They have a minimum requirement which is in place to make sure somebody can afford the rent. This is no different than applying for any form of credit. We do not set their criteria, but we are bound by it. This will be the same for most agencies you go to. If somebody does not meet the criteria, then a guarantor is an option but of course any ...
