Stayed at the Williamson Court houses, the house alone was actually really good but we were the second tenants to stay there, only been built a couple of years before. I rented with Accommod8 in 2008/2009 and am not surprised to see that the company has not improved since. We experienced exactly the same problems 5 years ago as everyone seems to be experiencing now. It seems like Accommod8 will never learn from their mistakes. I have had some experience with accommod8 as myself and some friends lived in a few of their houses. I would say all of the houses I have experience of are sub standard to the expected levels of todays students and the rent is over priced for what is on offer. Private landlords have better standards of properties for lesser rent and can respond to problems quicker. Dear 'Realitic view' You and your friends would have viewed the houses you rented as we don't rent houses to anyone unless they have been viewed and all parties are satisfied with the standard of the property on offer, the rent level and the terms and conditions. You have not eluded to the properties you are familiar with nor when you lived there. In fact we have invested significantly in the last 12 months on our repairs and maintenance provision. I have used accommod8 for over 5 years to manage 2 of my properties in Liverpool City Centre as i now live in the south of england. Service has always been exceptional for both myself and my tenants. I lived with accommod8 in 2011/12 in Kensington. The house was renovated just before we moved in and was better than most of my mates houses. There weren't many problems as everything was new although the monthly fire alarm testing was a pain but I guess they have to do that. Would definitely recommend them if you want to live in a shared house....

Stop ripping off students! The ‚£200 deposit we give to many companies is on top of paying half rent over summer when we can\'t even move in! This half rent over summer is supposed to pay to get the house ready for us, so why do we then have to pay again at the end of the year out of our deposits despite leaving the house in a clean state!? Companies like this are turning students into cash cows and there should be a law against it.

Useless and crooked doesn\'t even being to describe accommod8. From the moment we moved in the house was dirty and far from being \'professionally cleaned\' as stated on the inventory. Mattresses were stained a dirty, carpets covered in hair and plaster dust throughout the house. I have recently finished my degree and I stayed in an accommod8 property for the least year of my studies. I thought I would give my view on accommod8. Firstly the apartment I was in was in a great location, close to all ammunties. No complaints there. During my stay, I only had one issue, which was my shower stopped working, but that was sorted pretty quickly when I brough the issue to their attention. I would not recommend Accommod8 to ANYONE looking for good student housing. We didn\'t have heating or hot water for the 2 winters we were using their property and when I confronted them they said they were looking in to it and that in her own words \' could boil the kettle to wash the dishes in\'. The agent could reply to our emails and should not leave it to the tenants to contact sub-contractors to sort out problems. Sub-contractors who never return calls and very rarely answer.

Accomod8 are by far, the most difficult company to deal with. In summer our fire alarm broke and kept going off, when we had to break the safety glass in order to stop the alarm we were charged £30 for it! Despite it being a electrical issue. Could have been nicer people to deal with. It was very much so a \"me- cat, you- mouse\" set up. Absolutely no tact, never did they leave the house and we say \"that was nice of them\" or anything complimentary. Best complaint of theirs \"your skirting boards are too dusty\". In a student house. Logic defeats the employees of accomod8 and no common sense or helpfulness is used by them. A really awful company. An entire upheaval of the staff and policy change is needed to even tempt me to even think of accomod8 again.

From the start we should have been wary after you have to be buzzed into the office, its a nice way for them to ignore you when you try and complain. This agency is one of the worst agencies I have ever dealt with. On arrival the house was nowhere near the standard we were told it would be. Throughout the year things would constantly break including radiators, refridgerators, showers and beds. These would often take months to get fixed despite assurances from Accomod8. When viewing the property it looked in great condition, however it wasnt until we moved in that the place began to be covered in mold and damp! We later found that before viewings they told us to wipe off the mold because it doesnt look good to prospective tenants.
