James and his team sold a property for me with two weeks of being marketed. I had this property advertised with a different agent that only had a few viewings. Following the success of our first sale back in 2013 we had no hesitation in going back to Jordans for the sale of our property earlier this year. Throughout the process of the sales we developed a good relationship with Jordans. James, Clare and the team made sure they fully understood what we wanted to achieve, and they always appeared to want to do their best for us. Agent Fees

Fees

In order to provide prospective Tenants and Landlords complete transparency over our various fees please find below confirmation of the fees that will be charged by Jordan, Mason and Associates Limited to either Tenants or Landlords. All of our agency fees can be found within our agency terms of business. Some of these charges are only applicable in a default situation and if you require any further information regarding the fees please contact a member of the Jordans residential letting team.

Tenants

£195.00 plus VAT (£234.00) administration fee payable upfront per tenancy (non- returnable should the tenancy not proceed due to unsatisfactory reference checks or the tenant withdrawing)

£115.00 plus VAT (138.00) referencing fee payable per applicant tenant or guarantor (non- returnable should the tenancy not proceed due to unsatisfactory reference checks or the tenant withdrawing)

£30.00 plus VAT (£36.00) registering and administering the tenants deposit with the (DPS) Deposit Protection Service

£60.00 plus VAT (£72.00) checkout inspection at the end of the tenancy

Other fees that may apply -

£45.00 plus VAT (£54.00) Call out charge if a tenant fails to arrive for a prearranged management visit and access cannot be gained. The same fee will apply if a contractor arrives and cannot gain access when a meeting has been arranged with the tenant.

£35.00 plus VAT (£42.00) a late payment charge will apply if rent is not received within two working days of the rent due date. A further charge of £5.00 plus Vat (£6.00) will be payable daily until the full rent plus late payment charge has been paid in full.

£15.00 plus VAT (£18.00) for additional copies of tenancy agreements or inventories.

Landlords

Fully managed service

10% plus VAT commission of the monthly rental income payable each month and subject to a minimum fee of £75.00 plus VAT (£90.00)

£95.00 plus VAT (£112.00) contract preparation and set up fee

£30.00 plus VAT (£60.00) registering and administering the tenants deposit with the (DPS) Deposit Protection Service

£60.00 plus VAT (£72.00) checkout inspection at the end of each tenancy

Tenant finding service

£595.00 plus VAT (£714.00) Tenant finding service to include contract preparation

£30.00 plus VAT (£60.00) administration fee for deposit registration with the (DPS) Deposit Protection Service payable per tenancy

£60.00 plus VAT (£72.00) checkout inspection at the end of each tenancy

Other fees that may apply

£25.00 plus VAT (£30.00) Additional property visits outside of those included within our management service within normal business hours

£75.00 plus Vat (90.00) rent review and renegotiation with tenants to include amended tenancy agreement

10% plus VAT for project managing works completed to a property with a job value of over £1000.00

£80.00 per hour court attendance

£495.00 plus VAT (£594.00) placement fee if our full management service is cancelled and landlord wishes to continue letting to the existing tenant

£85.00 – £145.00 (inclusive of VAT) inventory reports per property and the cost is dependent upon the properties size. Further details will be available within our agency terms of business

£65.00 approximate cost of gas safety certification with additional costs for additional gas appliances

£95.00 plus VAT (114.00) Energy performance certification
